USDA 502 Direct Loans
For home buyers who are looking for an affordable mortgage option and like the idea of living in a rural part of the county, Chautauqua Opportunities, Inc. can pre-qualify customers for a great mortgage product. Made available through the United States Department of Agriculture, the 502 Direct Loan program offers mortgages with reduced interest rates, between 1% – 3.75%, along with minimal down payment and closing cost requirements – which makes the mortgage affordable to recipients. Homebuyer Dream Program
Homebuyer Dream Program provides funds in the form of a grant to be used towards down payment and closing cost assistance to first-time homebuyers earning at or below 80% of the Area Median Income (“AMI”) and purchasing homes in New York, New Jersey, Puerto Rico or the U.S. Virgin Islands. The maximum grant that a household may receive is up to $14,500, as determined by the bank, and submitted to the Federal Home Loan Bank of NY. First Front Door
First Front Door is a program offered by COI in partnership with Northwest Bank.This provides Down Payment and Closing Cost assistance.
To be eligible, you must be a first-time homebuyer (not owned a home within the past three years, or owned a home only while married but not as a single person within the last three years – this includes a married couple if either has not owned a home in the past three years).
Contribute personal funds as part of the down payment and closing costs. For every $1 the homebuyer contributes, FFD will provide $3, up to a maximum grant of $5,000. Homebuyer contribution can take the form of savings, a gift, a tax refund, an inheritance, or any other funds the homebuyer personally contributes to the purchase. Homebuyer contributions are not other loans, grants or sellers assistance/equity.
Be income eligible. First Front Door reviews the income of the entire household when determining eligibility for the program. The income of the household must be at or below 80 percent of the area median income at the time of FFD program enrollment. To check income limits for all states (use low-income limit) click here.

Any qualified buyer may apply for an FHA- insured loan with an approved lender. FHA down payment is 3.5 percent of the sales price which must be provided from the borrower’s own funds, a family gift, or a grant from a non-seller related nonprofit housing organization. You will be required to pay a monthly mortgage premium for the life of the loan.
There are no income limits for obtaining an FHA loan but there are limits on the amount you may borrow. These limits are set by HUD according to home prices in your geographic area. More information can be found here. (https://www.hud.gov/buying/loans)
